Overview
This project encompassed a full tenant improvement for a mid-rise office suite in Manhattan. The scope included interior demolition, new space planning, and a complete MEP redesign to meet current ADA accessibility standards and New York City energy codes. The goal was to transform an outdated floor plate into a modern, collaborative workspace that supports hybrid work models.
Challenge
Navigating the NYC Department of Buildings review process presented the primary challenge. The project required coordination across multiple disciplines—architecture, mechanical, electrical, and plumbing—on a compressed timeline. Ensuring full ADA compliance within the existing building envelope, including accessible restrooms and path-of-travel requirements, added further complexity.
Solution
We assembled a tightly coordinated MEP and architectural team to produce a unified drawing set optimized for expedited plan review. By conducting an early code analysis and pre-submission consultation with the DOB, we identified and resolved potential objections before filing. The interior layout maximized natural daylight penetration, integrated energy-efficient HVAC zoning, and incorporated acoustic treatments for private meeting rooms.
