Overview

This ground-up residential project involved designing a custom single-family home in Dallas, Texas from initial schematic design through complete construction documents. Challenge

The lot was located in a planned development with specific deed restrictions governing exterior materials, roof pitch, and setback dimensions. The expansive clay soil common in the Dallas–Fort Worth region required specialized foundation engineering to prevent differential settlement. Coordinating all disciplines to produce a permit-ready package within the client's timeline added scheduling pressure.

Solution

We developed schematic designs early to lock in the floor plan and exterior massing, then moved rapidly into design development and construction documents. Our structural engineers specified a post-tensioned slab foundation suited to the local soil conditions. The architectural package included detailed wall sections, energy calculations per the International Energy Conservation Code (IECC), and material specifications that met all community deed restrictions.
