Residential New Construction

This ground-up residential project involved designing a custom single-family home in Dallas, Texas from initial schematic design through complete construction documents. The client wanted a modern farmhouse aesthetic tailored to the North Texas climate, with energy-efficient building systems and an open floor plan optimized for family living and entertaining.

We developed schematic designs early to lock in the floor plan and exterior massing, then moved rapidly into design development and construction documents. Our structural engineers specified a post-tensioned slab foundation suited to the local soil conditions. The architectural package included detailed wall sections, energy calculations per the International Energy Conservation Code (IECC), and material specifications that met all community deed restrictions.

The complete construction document set was delivered on time, and the City of Dallas issued the building permit within the agreed timeline. The client moved into construction with confidence, backed by a thorough and well-coordinated permit package that minimized change orders during the build phase.
